Each property within the listings page may have descriptions, features, bullet points, rental values, etc. shown on the Property Details tab. This is the information that is used for advertising the property, rather than being relevant to the property management aspect of your letting agency’s services.

Qualify leads and schedule viewings

In real estate, lead qualification is a systematic process that involves gathering information about your leads to evaluate whether they're ready, able, and willing to buy or sell. It occurs very early in the pipeline or real estate sales funnel, ideally when you're making initial contact or even beforehand.

Agree on an offer & accept a holding deposit

If everything runs smoothly – applications are approved, references are passed, and agreements are signed – the tenant will get their entire holding deposit deducted from their first month’s rent.

Referencing, right to rent check

When considering the suitability of a prospective tenant, you are legally required to carry out a Right to Rent check on tenants in residential properties to confirm that they have a right to rent in the UK. Whilst also not a legal requirement, receiving references from the prospective tenant’s employer or previous landlord or letting agent is a good way to check that the tenant has a suitable income to rent the property, and that they are likely to remain in their job for the duration of the rental period.

Preparing the Property

We ensure that the property is prepared for the tenant. This includes cleaning, furniture, window dressing, book-in inventory and check-in.

Sign AST agreement

The assured shorthold tenancy agreement – you will often see this abbreviated to AST - is the legal contract between a private landlord and a tenant. If you’re a landlord or a tenant who lets through, or from, a traditional high street letting agent, then they will be named on the contract and may be specifically mentioned in certain sections of it too.

Provide tenant with all neccessary informaton

We provide the tenant with the signed AST, a how to rent guide, the deposit certificate and the prescribed information. We also explain the deposit scheme and inform them about the EPC, EICR and Gas Certificate.
